Building a Loan Portfolio Sales Platform for Guardian MarketMaker

Challenge

One of our longstanding clients contracted MBC to build and develop a proprietary online platform for the marketing and sales of both real estate and loan portfolios. While existing platforms have historically been designed to focus on single asset sales, Guardian needed a solution that allowed buyers to view, select and download both individual and grouped assets in a secure and very flexible, customized and dynamic format. The platform needed to mirror the Guardian Hybrid Approach to portfolio sales, which enables the parsing and grouping of assets within a portfolio. The application would be housed online and integrated with an online data vaulting system.

Strategy

The Guardian MarketMaker real estate and loan portfolio sales application development project had several key functional milestones. The solution had to be secure and easy to manage assets—so administrators could simply upload a datatape, files and images of an entire loan or real estate portfolio. At the same time, the marketing functionality created a need for a dynamic, user-specific email authentication solution to make it easy as possible for buyers to access portfolio assets. In addition, the application needed to integrate with a data vaulting system that could also parse by assets as well as portfolio. The closed auction bidding system also needed a user and deal-based tracking system to provide detailed portfolio and user-specific statistics.

Results

Over the course of a multi-phased rollout, MarketMaker features were rolled out to better match bank asset sales with the needs of portfolio buyers. The system facilitates online invitations, portfolio marketing, and confidentiality agreement execution—all simple for both the administrator and the end user. Once users are approved for access, they can sort, filter, download, view, favorite or print assets. There is also a dynamic geo-locator that maps the entire portfolio on a single map, as well as a bidding and tracking system that makes it an end-to-end online platform.

The system was initially rolled out in late 2013 with significant enhancements that launched in early 2014. MBC Strategic facilitated a marketing campaign for the platform’s first major deal in May 2014, which resulted in over 4,000 prospective buyers being registered to access to asset details.
